Important Housing Notes

  • No housing applications are currently required to buy a home/property.
  • No loans are offered for homes, ranches, or hideouts — bring the exact cash amount.
  • Housing tax is 2.5% of the property price and is paid on the last day of the month at 6:00 PM EST.

Property Prices & Catalog

To inquire about the price of a home or property, check the public Onyx County Real Estate Catalog.

Real Estate Office

Property purchases and inquiries are handled in-county by the Onyx Real Estate Team located in Blackwater at the Real Estate Office.

Home MLOs

We will not be accepting MLOs for homes at this time.

Appointment Process

  • Make an Appointment In-County

    Visit the Blackwater Real Estate Office and leave a message through the appointment book. Reference the home number shown in the bottom-right corner of the listing.

  • Realtor Contact

    A member of the Real Estate Team will reach out via telegram to set a time to meet in county.

  • No Housing Applications

    We do not currently do housing applications.

Loans

Loans are not offered for homes, ranches, or hideouts.

Exact Cash Required

You must have the exact amount of money in cash when meeting a realtor to purchase.

Co-Owners

Limits, purpose, and important restrictions.

Co-Owner Rules

  • One Co-Owner Maximum

    You may have one co-owner per home, ranch, and hideout.

  • Must Be Set At Purchase

    Co-owners must be stated at the time of purchase and placed on the deed. Co-owners cannot be added later on, changed, or swapped.

  • Purpose

    A co-owner exists in case the primary owner leaves the county, becomes inactive, or is banned. It is the responsibility of you or your co-owner to contact Real Estate to transfer ownership.

  • Ledger Access

    Co-owners cannot access the tax ledger.

Ranches

How ranching properties work and how ranch tax is handled.

Getting a Ranch

Ranches are obtained by purchasing a ranching property. New ranches will not be placed on properties.

Activity Expectations

Ranching properties are limited and high demand. Ranchers are expected to remain active and productive to avoid eviction.

Ranch Tax

Ranch tax is taken automatically every 28 days. In the /ranch menu, it will show when it was last paid. Ensure $500 is available every 28 days — otherwise the ranch will repossess itself.

Hideouts

How hideout purchases are initiated.

Hideouts can be purchased by making a business ticket.

Housing Taxes

How housing tax is calculated and when it is paid.

Tax Ledger Disclaimer

  • Do not deposit taxes into your tax ledger within 30 minutes of a server restart — deposits made during this window may not save to the server.

Tax Rate

Housing tax is 2.5% of the total price of the home/property.

Due Date / Time

You pay housing tax on the last day of the month at 6:00 PM EST.

Announcements are often made a few days before, but are not guaranteed. It is your responsibility to remember.

Paying Housing Tax

  • Where to Deposit

    Deposit money into your tax ledger, accessible through your home menu.

  • Monthly Limit

    You can only deposit enough for that month’s tax (and no more).

  • Automatic Withdrawal

    Your housing tax is taken automatically at the due time.

Holds & Auctions

What happens if multiple people want the same property.

No Holds

Homes and properties will not be held. It’s first come, first serve to the best fitted candidate.

Multiple Interested Buyers

If multiple people show interest and all have the correct amount of money, the property will go to an organized auction.

Repossession & Inactivity

When repossession can occur and how inactivity is handled.

Failure to Pay Taxes

Failure to pay taxes can result in repossession.

Character Inactivity

Inactive characters may risk repossession/eviction.

Permanent Ban

Permanently banned characters may have their property repossessed.

Inactivity Window

The Real Estate team periodically checks homeowner activity. If you have been out of the county for over 10 days with no word, you risk repossession/eviction. A sign will typically (but not guaranteed) be placed, and you will have 5 days to reach out.

Selling Your Property

How selling works and who you can sell to.

Selling Process

  • Make an Appointment

    Make an appointment with the in-county Real Estate Team and inform them you wish to sell.

  • Keys & Payout

    Realtors will take your keys and you will receive 50% of the total property price back.

  • No Private Sales

    Homes/properties are not to be sold to anyone other than a member of Real Estate, to ensure everyone has an opportunity and properties aren’t passed around privately.

Ownership Limits

One property per player — across all characters.

One Property Per Player

You are only allowed one home per player. This means you cannot own multiple properties across your characters.

Buying a Business on Someone’s Property

If a business location is on an owned property, permission is required.

Required Steps

  • Real Estate Contacts the Owner

    Reach out to the Real Estate Team. They will locate the property owner in county, pitch your business, and request permission.

  • Valid RP Reason If Declined

    Property owners must have a valid RP reason to say no, to avoid limiting opportunities without reason.

  • Owner Confirms Permission

    The property owner must inform Real Estate that permission is granted for the business, and provide the business owner’s name.

  • Then Apply

    You can then apply for the business.
